"Here’s my Open Door story: At the end of April I got a job offer in the Charlotte area and needed to start there in the middle of May. I knew I needed to sell my house before I could buy one in Charlotte. And because Charlotte is a hot market, I also knew I couldn’t even begin looking before I sold. To keep from spending too much time and money in the dreaded extended stay, I wanted to sell fast.
I had heard about Open Door on the internet and friends so I decided to get a free estimate. I got an offer for $162,500 and they told me all I needed was for them to do a home inspection and if it passed and there were no major repairs needed, the price was guaranteed and they could close in a week.
I am not knowledgeable in the real estate market and I knew I had paid much less in 2007 so I had good equity. Also they sent me some comps that looked comparable. I researched the company and they looked legit. They did the inspection and only found a couple of minor repairs that I already knew about, so I thought it was a good deal.
However, I have a sister in St Louis who is a realtor for advice. She is not familiar with Open Door, but she adamantly insisted that I at least talk to a listing agent. And, as luck would have it, Russell called me to follow up on a form I filled out online. I told him what was going on and he asked to set up an appointment with me so he could tell me what he could do.
He gave a great presentation about all the ways he would market my house, showed me comps I had not seen that were higher than the ones Open Door gave me and how other houses in my neighborhood had sold quickly. I agree to let him list my house, letting him know my offer from Open Door was good for ninety days.
Cut to: my home was listed on Tuesday for $180,000. Before the day was out, several showings were scheduled and we had one offer. On Wednesday, we had another offer, $3000 over list and I signed the contract, closing is scheduled for July 9th. I was very happily surprised how fast that went
The people at Open Door were very friendly, but they are taking advantage of the average person’s lack of knowledge about real estate and markets. I really had no idea little old Acworth was so desirable. Though I had to hear a lot of I told you sos, I’m glad I took my sister’s advice and contacted someone who does know their stuff.
