If you want to add value to your home, some renovations are better than others. Today, I’ll go over three renovations that will increase your home’s value.

The first thing you should do is make sure you have good curb appeal. People like to drive past houses to see what the neighborhood is like before they actually look at your property. Take a look at your yard. You may need to freshen the mulch, put more sod in, or paint the front door and change the hardware.

You should also update your kitchen and bathrooms. I actually recommend focusing on the master bathroom; the other bathrooms won’t bring you enough value.

Quartz countertops are very popular in kitchens these days, but I actually recommend granite. Granite is less expensive, and ornamental white granite actually looks very similar to quartz.

White cabinets are also very popular in kitchens these days. Instead of replacing all of your cabinets, you can probably paint them and add new hardware. Oil-rubbed bronze is very popular, but it’s double the cost of brushed nickel. Brushed nickel hardware is timeless and beautiful, and I highly recommend it.

Finally, consider adding some smart home automation. This technology has been around for the past 10 years or so, but it’s become very popular lately. We use Control 4, which allows us to do all sorts of things through the iPhone. We can turn on lights, look at security cameras, unlock the front door, and open the garage door. Buyers love it when you already have this technology set up in your house, so it can add a lot of value to your home.
