Shadow inventory is extremely important in today’s real estate market.

Right now in Cobb County, our inventory levels are about 7% lower than this time last year. That’s why we’re looking for as many homes as we can find that aren’t on the market yet so that we can find the right homes for our buyers.

Some of these homeowners may be interested in selling but don’t want to put their homes on the market. That is called shadow inventory—these homes are for sale, but they are off-market deals.

Shadow inventory can include expired listings that were on the market years ago, “Coming Soon” properties, and quiet listings. There are a lot of people who would like to sell that have agents spread the word around the real estate community rather than going on the MLS.

Shadow inventory allows you to buy a home that’s not even on the market.

Sometimes, people just don’t want their neighbors to know that they’re interested in selling. In the case of expired listings, the seller may not want to go through the process of putting their home on the market again.
